The driving
force behind this project is a pair of developers who want to create
living spaces that are extremely green and artful. Intended to
appeal to creative people attracted to Sunset Junction, an
up-and-coming hip neighborhood near Silver Lake in Los Angeles.
This project
is a small-lot subdivision in which each homeowner owns the land
under their house. This means each of the ten houses is freestanding
(one of them is a duplex, creating 11 potential residences in
total.) The six middle units have similar floor plans and footprints
but the units facing the street are unique: one of them is a duplex,
one a loft-like studio.
As the
design of each light-gauge recycled steel structure is easily
replicated the project is a perfect opportunity for the Hybrid House
approach of Sander Architects.
The houses
will be extremely eco-friendly with extensive green strategies and
materials. These include small greenhouses-in-the-air that the
homeowner can use to grow vegetables, trees or other plants.
Several of
the units will have roof gardens as well.
A
ribbon-like walkway joins the homes to allow access in the rear. The
steel structures of the access stairs function as sculpture-like
interventions between the houses.
Green
materials and strategies include green demolition, low water
landscaping, drip irrigation, energy efficient appliances, tankless
water heaters, blue jean insulation, passive heating and cooling,
natural daylighting, bamboo flooring, kitchen cabinetry from FSC-certified
wood, recycled glass countertops, recycled glass tile, low-flush
toilets, low VOC paint, and more
