Designed for Venice, CA this project has the advantage of a corner lot near the Venice Canals. To capture the famous Southern California light, the long side of the building is a double skin of translucent panels and c-channel glass.

Open decks and a rooftop garden increase the living space and create private outdoor space for both condominiums.

At-grade parking is under each unit with private access to an office or guest bedroom suite. The second floor provides an open plan living, dining kitchen with double-height ceilings in places. Bedrooms are on the top floor.
